Investor: Ha Nam People’s Committee assigned for VPID to invest in technical infrastructure for an area of 117ha on the 169ha scale of industrial zone. In the process of implementation of investment and building, Chau Son industrial park has been completed flat clearance and evict entire 169 hectares. The construction of the road system, electricity, water, communications are being constructed in time to serve the demand of enterprises.

Rainy water is draining via pipes to the nearby rivers.

Sewage is draining to its treatment system of Industrial Park.

 

Sewage treatment

 

Most of sewage must be treated firstly by the manufactories, which reaching B standard (QCVN 40: 2011/BTNMT) before flowing to the drainage system of Industrial Park.
Treatment capacity reaches about 3.000 ma day in 1st phase and enhance when being necessary.

Solid waste of the factories is going to be classified and moved to a place to treat.

 

Telecommunication and internet 

 

Viettel telecommunication corporation (Viettel Telecom) is ready to meet demands of 9 - 10 lines/ ha

Underground cable is set up to fence of the manufactories.

 

Internal traffic and
electric lights system

Internal traffic is designed properly, which can be sure that all vehicles are easy and convenient to move.
Road of center area is 32m width, and 23m with the branches.
Electric lights are installed along the roads.

Extinguishing system

Water supply system and extinguishing valves are also installed along all of roads.

Environment

Area of green tree is about 14% of total one with the bush and some trees along all roads.

The Industrial Park Developer will invite some banks to open their transaction offices at the Industrial Park to meet the demand of enterprises on financial deals.

V – RENTAL PRICE AND FACILITIES CHARGE

 Rental price for raw land

Pursuant to the regulation of Ha Nam province's people committee at the time of annual payment (0.085 USD/m2), but now it is exempting for investors who come soon.

Current management fee

 

0,3 USD/sqm/year- annual payment  

 

 

Power price

 

1,139 VNĐ/Kwh ( 0.056 USD/Kwh ) for normal hour (  4:00 am – 9:30 am, 11:30 am  - 17:00 pm, 20:00 pm – 22:00 pm) excluding 10% VAT.
2,061 VNĐ/Kwh (0.1 USD/Kwh ) for peak hour ( From Monday to Saturday: 09:30 am – 11:30 am, 17:00 pm – 20:00 pm) excluding 10% VAT.
708 VNĐ/Kwh (0.035 USD/Kwh ) for off hour (  22:00 pm – 04:00 am) excluding 10% VAT.

Water price

11,500 VND/m3 (not consisting of 5% VAT) and 300 VND for environment fee (free tax)

 

VI – LABOR FORCE

 

Local

At present, labor resource of Ha Nam province is about 600 thousands people in general and 55 thousands labors in Phu Ly city in particular. They are meeting the demands of the enterprises about intellectual, unskilled and skilled labors.

and nearby provinces

Hanoi is a big center of education and training in Vietnam with many leading universities and colleges.
There are always the thousands of labors trained professionally about branches such as administration, executive, technique and some skills. VII - REGULATION OF CONSTRUCTIVE MANAGEMENT

Types of construction

Factory, stock, restaurant, operator buildings and other works such as: vehicles parking area, security house, electric station and water tank for extinguishment.

Prohibited constructions

Building house and project of the exploitation of groundwater.

 

 

Construction limit

Factory, office building and restaurant (not to be vehicles parking area, electric station) must be built 10m far from boundary of internal road and 6m far from fence of nearby block.

Average elevation

Factory: 1-2 floors, office: 1-4 floors. Maximum height of each floor is 4m

Fence

 

Maximum height of fence along car road is 2.3m from ground, open fence from painted iron bars

Fence between land plot is not over 2m and no using barbed wire.

 

Extinguishing and
lightning system

Each company should maintain the fire alarm and extinguishing system for their safety.
Any works of block must be installed the lightning rod properly when necessary.
