I. Location:
Dinh Vu industrial zone is located in Dinh Vu peninsula-on the river downstream from Hai Phong to the seaDinh Vu Industrial Zone is located in Dinh Vu peninsula on the river downstream from Haiphong to the sea, on the continental shelf of the Gulf of Tonkin.
Dinh Vu industrial zone - an industrial center and an important traffic hub of the North:
- Far from Ha Noi capital 100km with national road 5 as a bridge
- Direct access to the new Ha Noi – Hai Phong express way.
- 7 km from Hai Phong city center - available labor force is aburnding, including office staff.
- Direct access to Dinh Vu International Port (20,000DWT)
- Closest to Lach Huyen Deep C Port (100,000DWT)

- 120 km from Noi Bai International Airport.

II. Introduction - Partner:
The project is being developed by Dinh Vu industrial zone Joint Stock Company (DVIZJSC). DVIZJSC is a partnership during a group of foreign companies, holding 75% of the shares and 25% of Hai Phong People's Committee, and representing of the state capital in the project. Shares of foreign companies are alternately held between companies: Rent-A-Port, Infra Asia and the Management and port development company(IPEM).

III. Scope of project:
Total area of Dinh Vu industrial zone: 1.463ha, including:
- General Industrial Zone: 655ha.
- Port area: 130ha.
- Residential / Commercial zone: 65ha.
- Utility planning / green tree: 613ha.
Planning:
1. Port Zone:
+ Protecting dikes:
Port area land is formed from the polders, thus to protect new leveled areas and investors in the industrial zone, DVIZ has built the effective protection embankment.
+ Dinh Vu Port:
In the general plan of port development in Dinh Vu industrial zone; general cargo, container, dry goods are expected to be along harbor with the length of 3000m designed to receive ships up to 20,000 DWT.
Phase 1 of the Dinh Vu Port was put into operation in May 2005 with two new berths for dry bulk and container to receive ships up to 20,000 DWT in Dinh Vu Industrial Zone. Total investment capital in phase 1 of 2 terminals is approximately $ 12 million.
Phase 2 of the port have come into construction in May 2006 including 4 container terminals and general merchandise. 4 new terminals will be built on an area of 47.5 hectares with a total investment of 37.5 million US dollars. The new terminals have begun operations in 2009.
2. Utilities:
+ Water supply and firefighting lake :
Dinh Vu Industrial Zone considers safety as one of the top priorities. Therefore, Dinh Vu Industrial Zone is equipped with fire-fighting system with international standards. Along industrial zone, there are many fire hose installed ready for fire incidents. DVIZ has enough water in the tank to provide continuous fire water for over two hours.
- Treated water capacity: 20,000 m3/day
- Raw water capacity: 25,000m3/day
+ Power:
Sources: the national (220kV) and regional (110kV) grids; Capacity: 626MVA: 2x250MVA/2x63MVA
+ Wastewater:
- Waste water treatment capacity:25,000 m3/day
- Only Industrial Zone in Northern Vietnam having a Waste water treatment plant with ISO 9001 and 14001 certifications.

Central Post Office of Dinh Vu with 2000 numbers of electronic switchboard SIEMENS EWSD, underground T4 cable, high speed internet access ADSL (Mega VNN) and services of private channel leasing with transmission speeds up to 2Mbps.
+ Bank:
Vietcombank, ACB, Agribank, Techcombank
+ Training school:
Hai Phong has 4 universities, 25 colleges and intermediate vocational training in various fields.
3. Roads and railway:

+ Future Rail System
The Prime Minister and the Ministry of Transport has approved the expansion of the new railway station from Chua Ve container station to industrial zone under Decision No. 626 / QD-TTg dated 29 July, 2002 of the Government and Decision No. 2436 / QD-Transport on 07 August, 2002 by the Ministry of Transport.
Railways Corporation of Vietnam is assigned to implemented this project task. The project works include the existing railway expansion area in Chua Ve station to industrial zone and upgrade existing sections from Hai OPhong train station at km.101 + 800 to Chua Ve Container Terminal. The total length of the new railway extension area is 9.35km.
The main road has total length of 5.740m and width of 68m. This road is along the Dinh Vu Industrial Zone and the harbors. The construction of this road is divided into 02 stages. Phase 1 from the entrance of industrial zone to Dinh Vu port completed in 2005. Phase 2 completed in early 2010.

+ Lan rental price:
From 60-120 USD / sqm for the whole duration of land lease (lease period of 50 years), this price is agreed between Divz and investor through the following factors: location; area, investment project, public utilities. Above price does not include VAT
+ Utilities price:
- Electricity connection price: $ 15,000 paid one time for the period of the lease.
- Auction price of water: $ 10,000 paid in 1 time for the lease term.
- The actual power consumption: according to government’s price regulation.
- Management and operation of power: 3% real consumption (at least 100,000 / month).
- The actual use water price: 6,200 VND / m3.
- Wastewater collection: 0,73USD / m3; at least 200,000 VND / month.
