Dai An Industrial Zone 

Dai An Industrial Zone [Dai An IZ] locates along the Highway number 5 connecting Hanoi Capital to Hai Phong City. With the advantage of location in the Northern Economic Regions including Ha Noi, Quang Ninh, Hai Duong and Hai Phong, Dai An Industrial Zone is a strategic transportation hub that saves logistic cost to Vietnam’s Northern provinces, International Sea Port, River Port, International& Domestic airports, and Railway.

With the total areas of 648ha and a well-designed infrastructure, Dai An IZ is calling for investment on high-tech industry, clean industry, light industry, and supporting industry.

Dai An industrial zone was established in 2003 by decision of the Prime Minister of the Socialist Republic of Vietnam, with the area of 170.8 hectares.

LAND USE RATE

Total area of ​​industrial zone in Phase 1 is 171 hectares, 474 hectares of phase 2, in which the proportion of land use is distributed as follows:

- Land for the industrial buildings construction  is 396 hectares, accounting for 62% of the total area of ​​industrial cluster

- Management centre has an area of 44 ha, accounting for 6%

- Technical focal area extends to22 ha, accounting for 3%

- Land for the construction of transport roads is 85 ha, accounting for 14%

- Tree plant land is 98 ha, accounting for 15%

Besides, a suitable area has been planning to build auxiliary zones to provide essential services for the entire industrial complex and surrounding areas

INTERNAL COMMUNICATIONS SYSTEM

Internal transportation system Industrial Complex is designed to ensure reasonable traffic throughout the industrial cluster is transparent. Road system was designed with dimensions as follows: - shaft in center large industrial zone 55 meters - The main street in 30 meters wide industrial cluster - The roads in the Industrial Branch 17.5 meters wide all the internal roads are designed and constructed to comply with strict regulations of the country, and finished with plastic Asphalt Beton. The road is also equipped with high-voltage lighting systems and complete aesthetic.

POWER SUPPLY SYSTEM

Power supply are taken from the national grid. The line system will be developed into a grid along the roads..

WATER SUPPLY SYSTEM

Hai Duong water company with 20.000m3 capacity. Water supply network to fence of each enterprise in accordance with international standard.

Clean water is supplied to the fence of factories through international standard clean water supply system, industrial zone also has water supply plant located within the region to ensure the continuous water supply for enterprises.

SYSTEM AND WASTE WATER TREATMENT

Wastewater is treated to at B level before discharging into general sewage system of the Industrial zone. Then, IP will continue processing to standards prescribed by the Government of Vietnam. Solid wastes: plants in the industrial zone will sign the contract of sorting , collection and transportation of waste away from the IP to avoid polluting the environment.

Emissions from factories are processed by a air filtration system according to national standards before being discharged into the natural environment.

COMMUNICATION SYSTEMS

Industrial zone is equipped with underground communications system supplied to the fence of the factory by the cable system in international standards.

Through the connection system between the center of the communications and the Central Post Office in Hai Duong, every demand about communications is ensured with high-speed without interruption.

FIRE PROTECTION SYSTEM

Industrial zone is installed with warning, prevention and firefighting system according to national regulations.

The fire fighting water supply clues were installed at the internal transport hub area, and in every factory to ensure effective protection of the whole area from fire incidents.

LANDSCAPE

Over 13% of the Industrial Park area is dedicated for centralized green area. In addition, lines of trees on the roadside and in factories will hormonize the landscape for the Industrial Park.

Investors are guided and given free-of-charge support with procedures for issuance of business registration, investment certificate and post-certificate procedures in the shortest time:
       - Procedure for issuance of Investment certificate;
       - Procedure for issuance of Business Registration Certificate
       - Procedure of personnel registration;
       - Procedure of seal registration and making;

LAND PRICE AND FEES

Land rental  are in the most competitive prices in the region.

- Industrial zone management fee: 0,30USD / sqm/ year. This fee is paid annually on the first month of the year.

- Clean water use charge: 0,30USD /cubic meters.

- Sewage Treatment Fee: 0,22USD / cubic meters. The amount of waste water is calculated by 80% of actual water use.

- Fees for using electricity: according to the general regulations of the Vietnam Government.

- For lease factory: IZ can also build factories for lease in size from 1,000m2 to 100,000m2.

- Building can be according to customer requirements,

- The average factory rental with simple structure factory (prefabricated steel structure house one floor): $ 2 / sqm / month.

Customers can buy the factory after a rental period.
